Budget Review

All expenses were within the normal range except for the pumps (see below).

One late payment was received from the sale of a home that previously had a lien placed on it. The payment consisted of the overdue dues, lien cost, interest, and late charge.
Detention Pumps
-
One of the 2 pumps at Palmer Road needs to be replaced at a cost of $4600. This was one of the new pumps purchased last year, but was no longer under warranty according to the manufacturer.

The Pump Controller needs to be replaced at the Sheldon Road pump. Mark will investigate purchasing the part via the Internet and installing it himself.
Jim has been in contact with a Township Engineer regarding our pump situation. The Engineer will review the design in late October. The Board would like to pursue with the Township what our options are, as we feel there is an undue burden on the Subdivision based on faulty design and/or inadequate professional direction from any of our pump maintenance companies. When professionals give us their opinions and/or guidance, no one on the board has the industry knowledge to question their judgment in pump related matters. At the very least, it would be nice if the Township was able to give us their options based on their drainage experience.

2005 Dues
It was voted to raise dues to $250 to cover the costs of the detention pumps, to try to accumulate some pump reserve money, and to purchase replacement trees for the islands.

For next spring, post the name and phone number of a reliable Tree Cutting service for homeowners to remove dead ash trees.
Stipend
Board members and Committee members in good standing will be eligible for a $125 stipend payment for their time spent in attending to subdivision matters. The board will review eligibility based on the position assignments, participation level, and amount of work done on behalf of the subdivision. The stipend will be paid on or before the annual meeting.
Landscape Plan
As funds permit.
2005
Ash tree removal.
Tree replacement on the islands (10 trees).
Put rock on the berms near the sub entrances.
Look at perennial ground cover for certain berm areas.
2006 Additional trees in common areas.
Mulch or rock in less visible berm areas.
Miscellaneous

over the vacant house at 43476 Nowland Dr. (this house is technically not
part of our subdivision), call T.J. at 394-5211 between 8:30-9:30am or
4:00-5:00pm.

If you would like to call about the condition of Sheldon
Road and request the potholes be patched, call the Canton South Yard at 729-2010.
