Detention Pond Pumps StatusTo bring everyone up to date, over $14,000 was spent to purchase a new dual pump system for Palmer road in May 2003, and to maintain all pumps. This caused the subdivision to use up the Pump Reserve that had been accumulated. Robert reported that $2,000 is the normal budgeted amount for the reserve. In 2004, there have been additional problems with the Palmer pump system that are not related to last years problems and will cost an additional $3,000+. Mark reported part of the problems were caused by a turtle being stuck in the drain. This blockage, plus the poor condition of the drain along the south side of Palmer road, has caused the pump to run around the clock for a few months in an attempt to pump out the water. Mark also reported that the South Sheldon pump has a problem with the controller board and may cost $2,500 to fix. Jim reported that contact has been made with Wayne county to clean/dredge the drain on the south side of Palmer. There is still a plan for the Board to gather the historic facts of our pump system, and our financial investment, and talk with someone from Canton Township. Appearance of SubdivisionThere has been some feedback from homeowners trying to sell their houses that prospective buyers have commented that the subdivision looks a little run down. This perception will have a negative effect on resale value. Please take the necessary steps to protect your investment. As general suggestions:
Landscaping ReportRob reported that the Township was contacted in April to put the water meters in place. The sprinkler system was turned on, and only one head needed to be replaced. RoundUp was used to kill and control the weeds, and redefine the berms, in all the common areas. This will be an ongoing project in an attempt to control the weeds and make the common areas look presentable. Lack of money will not allow us to mulch or rock the berms this year. The common areas were fertilized with Weed and Feed in June. There may be some money available for trees in the fall, at which point the island areas will be first priority. There was some discussion about getting top soil to fill in the low common area on the west side of Nowland Court. Dead Trees / StumpsThere are approximately 15 dead trees that still need to be removed in the common areas in the subdivision. In addition, there are 12 stumps that need to be removed from trees that are already cut down. The plan is Mark will volunteer to cut some trees down. Anyone wishing to assist in the cutting and/or clean up, contact either Mark or Rob. The stump removal will have to be hired out. Does anyone know of someone who will give us a great deal (little or no cost) to grind down the tree stumps? Contact Rob.Miscellaneous
