Garage Sale Signs

It was decided to have new laminated signs made for the "Sub-Wide Garage Sale". The garage sale took place from Thursday, May 13th through Saturday, May 15th. Terry was responsible for getting the new signs made. Mike had an ad placed in the Observer. The Board will consider a r equest to begin next year’s garage sale 1 hour earlier at 9am.

 

Physical Plant

Soraya suggested that drains and ditches should be checked periodically for debris. The Flood Control Sub-Committee performed a visu al check of the ditches and it appears the Township or County has done some cleaning.

The Board would like to have a volunteer from Nowland On The Court to be on the Physical Plant Committee or to join the Board.

Lights on Nowland On The Court have not been working properly since April, and the Board had trouble contracting an electrician. Thanks to a recommendation from Dave Rodgers, an electrician was hired to correct the problem on 6/24/99. A short in the underground cable was repaired, a new 15 amp brea ker was installed for the sprinkler control panel, and a new breaker for the sign was installed for a total cost of $550.85.

There have also been ongoing problems with the pump on Palmer since April. Soraya contacted Kennedy Industries to correct the problem. The total costs to pickup the pump, repair the broken seal, and deliver the pump to the pond was $1,511.10. The work was completed on 6/21/99. The costs would have been higher, but Kennedy Industries waived the $700 mobilization fee and the control panel fee of $200. In addition, a special inspection of all 3 pump stations was performed by Kennedy Industries on 6/21/99. As a result of this inspection, the high level float was replaced at Valentine Court, t he lead and off floats were replaced at Nowland Drive, and the alarm light at Palmer was replaced. The total cost of this inspection and corrections was $414.0 0. The Board will look into the possibility of purchasing an annual maintenance agreement with Kennedy Industries next Spring, in order to help keep annual pum p station repair costs to a minimum each year.

Problems with the sprinkler systems caused the majority of them to remain off for the entire month of May, which also delayed the planting of flowers at the entrances. The controller for the Sheldon Road system needed to be fixed by Master Sprinkler before the township would turn on the water. Alon g Palmer, 5 of the 9 zones were turned on in May, but rotors and leaks needed to be fixed by Master Sprinkler before the other 4 zones were working. The townsh ip installed the meters for the sprinkler systems on 5/17/99. Sprinklers were fixed on 6/7/99

Randy contacted the Township concerning the sidewalk that needed to be repaired along Palmer Road. The sidewalk was completed in mid-June. Randy will follow-up with the Township about replacing the sod.

 

Landscaping Committee

A discussion was held as to which landscaping company to choose for the year. After weighing the pros and cons, it was decided that Landworks would be the best choice.

Concern about the lack of maintenance in the berms was discussed in May. Mike contacted Landworks, and although they were slow in responding , their service has improved. Flowers were planted on 6/7/99. Landworks still needs to weed the berms and apply Preen.

It was mentioned that since we budgeted money to cut down trees in 1998 and planted trees in 1999, we should probably wait and budget money i n 2000 to cut down additional dead trees in the subdivision. Mike will check the berms for dead bushes and shrubs to see if any need to be removed this year. The committee agreed it would be a good idea in the Fall to mention Canton’s Tree Replacement Program to homeowners who have dead trees on their easements.

 

Architectural/Convenants and Restrictions Review Committee

There was one homeowner who did not pay dues for 1999. As a result, a lien was placed on the property in July.

Paul Bosker

Subdivision resident, Paul Bosker, attended the May meeting to bring to our attention the problems some subdivision residents, and re sidents nationwide, have been having with their water heaters. The problem occurs due to a manufacturing defect in the plastic tube placed in the water heaters . Paul brought a copy of a newspaper article, which addressed the problem, to the meeting. Dwight made copies of the article and place them in homeowner’s mai lboxes.

Paul mentioned concerns with Sheldon traffic cutting through our subdivision during early evening hours. The Board agreed that individual homeowners should contact the Canton police for this type of problem, which some have already done.

Paul suggested the possibility of having homeowners, who back the berms, be responsible for maintaining the berms that back their property. It was suggested that the board could reimburse these homeowners a certain dollar amount each year (such as $1 per foot) for this maintenance. The Board agreed to table this i tem for now due to the following issues: 1) how to determine a fair dollar amount to pay homeowners, and 2) how to assure that each homeowner would maintain the ir berm area to the same degree.

 

Board Meetings

Future Board meetings will be held in the Township Hall basement on the 3rd Tuesday of each month at 7:00pm. All subdivision residents ar e urged to attend.
