Board of Directors Newsletter - May 1998

Meeting minutes:

A meeting of the Nowland Homeowners Association Board of Directors was held on May 28th at 7:00 p.m. in the Canton Library meeting room. In attendance were Karen Linnen, Rob Garzaniti, Laura McGhee, Mike Riley, John Slominski, Deb Schoenborn and Jim Mettlach. Terry Krieg, Soraya Nowland and Dan Sugg were absent.

The following items were discussed:

Subdivision Directory

The Subdivision Directory is being updated. If you'd like to be included in the directory, please complete the attached form and return it to Karen Linnen by Monday, June 22nd. If you do not complete the form, you will not receive a copy of the directory.

Mail Boxes

In April of 1996, Sherr Development sent a memo to all Nowland Estate Homeowners regarding the proper location of mail boxes according to the U.S. Postal Service. Please review the attached diagrams to be sure your mail box is in its proper location.

Architectural / Covenant and Restriction Review Committee

The committee members did a "walk-through" of our subdivision and found a half-dozen dead trees in the common areas. Estimates to cut the trees and remove the stumps were received. Two more estimates will be requested. The company with the lowest bid will be contracted to do the work. T he committee will be sending violation letters to eleven homeowners within the next few weeks. Homeowners will be given 5 business days to respond (in writing) if they feel the violation is not just. Otherwise, they will have 30 days to correct the problem.

Common Area Landscaping

A company has been contracted to fertilize the common areas (six applications) at a cost of $300. Other quotes received ranged from $475 to $600 for fewer applications. The grass, after only one application, is looking much better. The lawn service contract has been changed -- the grass in the pon d area on Valentine Court will be cut every week (or every 10 days if it gets dry). The sprinkler system was turned on May 9th. Three sprinkler head s needed to be fixed at the Palmer Road entrance. The common areas will be mulched by mid-June. Flowers will be planted as well, with concentration more on th e Palmer Road entrance.

Contractors

All homeowners are asked NOT to bother contractors that have been hired to maintain the common areas of our subdivision. If a problem should arise, please contact the appropriate board member responsible for the service being provided.

Subdivision Garage Sale

The subdivision garage sale (May 7th - 9 th) was a great success! A special "Thanks" to Nancy McKigney for placing a "free" ad in the Observer & Eccentric newspaper.

Dues

All homeowners have paid their 1998 Association Dues.

Absenteeism

Absenteeism of Board members will be addressed at the next Board meeting.
